The simple answer is yes, but it’s important to know which type of license you need before you start any work.
Types of Renovation Licenses in Spain
🔹 Licencia de Obra Menor (Small Works License)
This is required for non-structural changes to your property, such as:
✔️ Installing a new kitchen or bathroom
✔️ Changing flooring
✔️ Other minor interior updates
✅ Good news! This is a quick and straightforward process. You just need to submit an application to the town hall, pay a tax based on the cost of the work, and approval typically takes around a week.
🔹 Licencia de Obra Mayor (Major Works License)
This is required for structural changes, including:
✔️ Adding a new floor or extending the property
✔️ Building a swimming pool
✔️ Any major construction that alters the footprint of the home
⏳ Patience is key! In Mijas Costa, getting approval for a Major Works License can take at least 9 months, but realistically 12 months or more. You’ll also need an architect and approved plans before you can proceed.
