Welcome back to Two-Minute Tuesday with Keith and Sophia from Target Property Spain! This week, we’re answering an important question that many homeowners and buyers ask: Do I need a license to renovate my property in Spain?

The simple answer is yes, but it’s important to know which type of license you need before you start any work.

Types of Renovation Licenses in Spain

🔹 Licencia de Obra Menor (Small Works License)
This is required for non-structural changes to your property, such as:
✔️ Installing a new kitchen or bathroom
✔️ Changing flooring
✔️ Other minor interior updates

Good news! This is a quick and straightforward process. You just need to submit an application to the town hall, pay a tax based on the cost of the work, and approval typically takes around a week.

🔹 Licencia de Obra Mayor (Major Works License)
This is required for structural changes, including:
✔️ Adding a new floor or extending the property
✔️ Building a swimming pool
✔️ Any major construction that alters the footprint of the home

Patience is key! In Mijas Costa, getting approval for a Major Works License can take at least 9 months, but realistically 12 months or more. You’ll also need an architect and approved plans before you can proceed.
